Kennesaw Property Damage Public Adjusters & Insurance Claims
Kennesaw sits in north-west Cobb County beneath Kennesaw Mountain, and it carries a property mix that few cities its size do: a small historic downtown on the old rail line, extensive 1990s and 2000s subdivision growth out toward Town Center, the commercial corridor along Barrett Parkway, and a substantial rental market driven by Kennesaw State University. Owner-occupied and investor-owned property here are governed by very different policy language.
Student and investor rental property
A landlord policy is not a homeowners policy, and around the university that distinction decides claims. The piece most often overlooked is loss of rents — coverage for rental income lost while a unit is uninhabitable. It carries its own limit and its own period of restoration, and carriers routinely argue that repairs should have taken far less time than they did. An owner who does not document the vacancy carefully, from date of loss to the date the unit is genuinely re-lettable, recovers a fraction of what is owed.
Two further traps. A landlord policy typically covers the owner’s property — appliances, fixtures, flooring — and not a tenant’s belongings. And most policies restrict or suspend coverages once a building has stood vacant beyond a stated period, which catches owners squarely in the turnover between academic years.
Subdivision housing and the roof cohort
Because so much of Kennesaw was built inside a compressed window, entire neighbourhoods run out of roof within the same few years. When a storm crosses north-west Cobb, carriers are looking at streets of twenty-year roofs and find the argument that damage reflects age rather than the event far easier to make.
Policies on older roofs frequently settle at actual cash value or carry a roof surfaces payment schedule stepping the recoverable amount down year by year. Recoverable depreciation — payable once repairs are genuinely completed — goes unclaimed with real regularity because nobody tells the owner it is there to claim.
Wind, hail and Noonday Creek
Cobb County sits in an active severe-thunderstorm corridor and the wooded ground below Kennesaw Mountain converts wind into structural damage: a limb through roof decking is a different repair from lifted shingles and is consistently scoped as the cheaper of the two. Falling trees also take out fencing, detached garages and screened porches, all under Coverage B and its ten percent default limit.
Hail arrives in narrow bands rather than across whole neighbourhoods, so a carrier’s blanket position that no qualifying hail event reached your address deserves checking against actual event data. Noonday Creek and its tributaries drain the area and rise quickly in heavy rain — and flood is excluded from every standard policy in Georgia, while rain entering through a wind-damaged roof in that same storm is generally covered.
How we work a Kennesaw claim
Kennesaw’s mix of established neighborhoods near the mountain and newer construction closer to KSU means two claims that look alike on paper can need very different scoping. We start every file the same way regardless: an independent inspection, a materials-and-labor estimate built from the actual damage, and documentation thorough enough to survive a disputed negotiation. Georgia’s O.C.G.A. § 33-6-34 gives policyholders real recourse when an insurer drags out communication, investigates half-heartedly, or denies without a legitimate reason — and we put any of that in writing as it happens. Our public-adjuster license comes from the state’s Office of Commissioner of Insurance, and it exists for one reason: so the policyholder has someone in the claim who isn’t selling the policy.

I want to emphasize how truly helpful George was to me. From the very first call, his expertise felt like a blessing from God — and that is no exaggeration. He went above and beyond, providing sound, accurate, and indisputable information at every step. To call him precise would be an understatement, because his depth of knowledge was evident in every part of the process I inquired, even from the initial consultation. His communication is clear, thorough, and direct — no beating around the bush, no games, no nonsense.Posted on Google![]()

This team was unprofessional. I explained that Allstate wants to demolish my home's exterior for abatement without protecting it from intruders or pests (among other claim issues). George said they can't win that fight for me, so I asked what they could help with. He laughed and said "everything you need help with is what we do". Since they just told me they can't help with something I requested, saying they can do "everything I need" seems like a false blanket statement. So I requested we discuss the individual parts of my claim in more detail. George then said he's not interested in working with me and ended the call.Posted on Google![]()
