Public Adjusters for Fire, Water & Contents Claims in Atlanta, GA

Atlanta spans Fulton and DeKalb counties and contains a wider range of property than anywhere else in Georgia: Victorian and Craftsman housing in the intown historic districts, high-rise condominium towers through Midtown and Buckhead, commercial and office stock across the business cores, and post-war and modern housing filling everything between. The city also carries one of the densest urban tree canopies of any large American city, which is central to its character and central to why wind events here become structural losses rather than cosmetic ones.

High-rise condominium claims

This is the claim type Atlanta owners most often mishandle, because responsibility is split across two policies at once. A condominium loss is governed simultaneously by the association’s master policy and the unit owner’s HO-6, and the dividing line is set by the declarations and bylaws — it varies building to building. Some master policies cover original finishes; others cover bare walls only, leaving everything inward to the owner.

Three consequences follow, and each costs money. Association deductibles on a tower can be very large and are frequently passed through to the affected owners. Loss assessment coverage on the HO-6, which pays an owner’s share of that, is usually carried at a limit far below what a serious building loss produces. And owner improvements — a renovated kitchen, upgraded flooring, built-in cabinetry — often sit outside the master policy entirely.

In a high-rise, a single failed supply line can affect a vertical stack of units, which means several owners, one association and multiple carriers all negotiating the same event. Reading both policies before anyone commits to a position is the difference between a clean resolution and a year of argument.

Historic districts and the intown housing stock

Inman Park, Grant Park, West End, Druid Hills and the other intown neighbourhoods hold housing from the 1890s through the 1920s, much of it inside local historic district overlays with design review on exterior work. Those structures do not repair like modern ones: plaster over lath, heart pine, true-dimension framing, original millwork, slate and wood shingle roofing all carry costs that default estimating line items badly understate.

Two provisions decide most of these claims. Ordinance and law coverage pays for bringing a structure up to current building code during repair, and once the walls of a century-old house are open, code applies to wiring, insulation and sometimes framing — where that endorsement is missing or capped at ten percent of the dwelling limit, the owner funds the gap. Matching is the second: on discontinued period materials there is often no true match, and the default carrier position leaves a visibly patched elevation on a house whose value depends on that detail. These houses may also contain asbestos and lead paint, which change both the method and the price of repair and which carrier software does not price unless someone raises it.

Design review also lengthens repair timelines, and loss of use coverage is limited in both amount and duration — a settlement built on an eight-week assumption for a five-month job leaves the household paying the difference.

Canopy, wind and debris removal

Atlanta’s tree cover is the reason a routine thunderstorm produces structural damage here. A mature hardwood limb through roof decking is a structural repair, not a shingle repair, and because the difference is invisible from the ground it is consistently scoped as the cheaper of the two.

Debris removal is the part owners never anticipate. Taking down a large hardwood that has fallen across a house on a narrow intown lot with no equipment access is expensive work, and standard policies cap debris removal at a modest figure that frequently falls short. The city’s tree protection ordinance also governs removal and replanting of protected trees, which adds cost and time.

Water, and where coverage stops

Heavy impervious cover across the urban core means summer rainfall moves across the surface rather than soaking away, and older parts of the city sit on aging stormwater and sewer infrastructure. Surface water and backup are treated very differently from one another and from wind-driven rain: flood is excluded outright from every standard policy in Georgia, sewer and drain backup requires a specific endorsement many policies lack, and rain entering through a storm-damaged roof is generally covered. One storm can produce all three in the same building, and the first adjuster’s characterisation usually decides the claim.

How we work an Atlanta claim

Policy first — and on a condominium, both: the master policy, the HO-6, the bylaws dividing them, the association deductible and the loss assessment limit. On a house: ordinance and law, matching, debris removal, mold caps, and the loss of use limit and duration. On commercial risks: coinsurance and business interruption terms. Then we document the loss independently rather than relying on the carrier’s adjuster, with itemised pricing that reflects what the building genuinely is.

Georgia caps how long and how carelessly an insurer can sit on a claim. O.C.G.A. § 33-6-34 — the state’s unfair claims settlement practices statute — bars a carrier from stalling on correspondence, skipping a genuine investigation, or denying a claim with no documented reason behind it.

In a market like Atlanta’s — a single carrier’s claims desk might be handling a 1920s Inman Park bungalow, a Buckhead high-rise unit, and a downtown commercial building in the same week — knowing that standard matters. Unlike the adjuster your insurer sends, a public adjuster works only for you, licensed through the same Georgia Office of Commissioner of Insurance as the insurer’s own adjuster. There is no charge to have your Atlanta policy and claim looked over.

Atlanta claims we handle

High-rise and condominium claims, loss assessment, historic and period property, fire and smoke, water damage and mold, sewer and drain backup, wind and hail, roof damage, fallen tree and debris removal, theft and vandalism, and commercial property and business interruption claims across Midtown, Buckhead, the intown neighbourhoods and the business districts. If a claim has been denied, underpaid or has stalled, a policy review costs nothing.

We also handle claims in Decatur, East Point and Sandy Springs, and across the rest of metro Atlanta.

I want to emphasize how truly helpful George was to me. From the very first call, his expertise felt like a blessing from God — and that is no exaggeration. He went above and beyond, providing sound, accurate, and indisputable information at every step. To call him precise would be an understatement, because his depth of knowledge was evident in every part of the process I inquired, even from the initial consultation. His communication is clear, thorough, and direct — no beating around the bush, no games, no nonsense.

This team was unprofessional. I explained that Allstate wants to demolish my home's exterior for abatement without protecting it from intruders or pests (among other claim issues). George said they can't win that fight for me, so I asked what they could help with. He laughed and said "everything you need help with is what we do". Since they just told me they can't help with something I requested, saying they can do "everything I need" seems like a false blanket statement. So I requested we discuss the individual parts of my claim in more detail. George then said he's not interested in working with me and ended the call.
